Why
Isn’t My Home Selling?

Many people believe that in today’s booming real estate market all you have
to do is list your home and it will sell itself – quickly. But that’s not
a reality. If you’ve listed your home and aren’t seeing the action you’d
anticipated, take a step back and re-evaluate your efforts.
It’s important to understand markets are based on buyers – not sellers – so
consider the following:
Be informed…

Know your
competition. What do other houses in your price range look like? Get
market updates from your agent and keep a keen eye on what else may be
getting your target’s attention.

Know your
neighbourhood. Make sure your real estate agent knows as much about your
neighbourhood as you do.

Learn what other
agents have said. Experts know what is appealing and what is not and a
fresh opinion can’t hurt. Ask your agent to speak with the Realtors
representing buyers, if possible, and to find out their impressions.
Be prepared…

Consider having
your home professionally staged to remove clutter and excess furniture
and give you fresh insights on its overall condition.

Lower your price.
A 5% reduction in your sale price could attract new buyers from a greater
pool of potential purchasers.

Don’t take it
personally. Waiting for a house to sell isn’t easy on anyone. If it is
properly staged, appraised, presented, and promoted the right buyer will
come based on the structure’s merits and surroundings.
It takes effort to sell your home and sometimes it doesn’t come easily.
Your Realtor will know acceptable timelines to follow for your market and
can coach you on what to expect. In the meantime, talk about your
beautiful home being available to everyone you meet. You might be
surprised who would be interested and how quickly!
