There’s More to an Offer Than Price

a good offer. Let’s consider for a moment that buying or selling a home is
like a road trip...

Every sale
includes terms and conditions. But the fewer there are, the more direct
the journey. Here are a few road blocks to watch out for:

Who
makes any necessary repairs?

Is the
sale contingent on selling another property?
·
Is
there a condition of financing?
·
Do you
need to wait for a house inspection?
·
Are
items included in the sale such as appliances, window coverings, pool
equipment, garage door openers, central vac and attachments, etc.?
The Market – Traffic
A strong
market (an influx of buyers and low inventory) means home prices are up –
and there’s minimal risk in waiting for a higher price. Driving in rush
hour has its advantages (especially when selling) since exposure is key and
everyone is moving along comfortably. Markets can change quickly though –
and you may not be aware of the change until it’s too late.
Rather than getting stuck in traffic, be prepared for alternate
routes to allow for changing market conditions and strategies.

Your Realtor can make a difference – so pick your agent carefully. She
represents you and your property. You want someone reliable with good
all-weather tires to reach your destination quickly without risk of
hazards.
Keep in mind that the
highest offer may not be the best offer. Buying or selling a home is a
journey. A smooth, direct road with ideal travel partners is just as
important as the final destination.
