Are Open
Houses Necessary?

How likely is it that
you’ll find your dream home during a weekend Open House? Or what do you
think your chances are of selling your home during an Open House? The
answer to both, it all depends….

Open Houses
The Agent Open House
introduces your home to local agents. Serious buyers work closely with
their agent so opening your home to possible sellers on your behalf works –
the more agents who see your home, the better the chance of a quick sale.
Of course, there are other factors involved as well, such as market
conditions, pricing, etc.
Public Open Houses
Few people find the home
of their dreams at Public Open Houses. With weekend Open Houses, you simply
don’t know who will walk in your door. They may have seen your signs so
thought they’d take a look, even though your house is not what they were in
the market for or they may not qualify for financing.
There are pros and cons
to consider when opening your home to the public.
The Pros

People
unwilling to make a private appointment, because they think they may feel
pressured, can view your home at ease.

If a
prospective buyer happens to be scouting your area (and they hadn’t
suggested your area to their Realtor), they may be interested to take a
look.
The Cons
·
You
attract curious neighbours who aren’t buyers – they may be just looking for
decorating ideas.
·
Security
risks, so take precautions – put valuables and breakables in a safe place.
·
Some
homes are simply not worth the risk if you have expensive art or other
collections.
·
If you
only look at Open Houses, you may miss an opportunity. A well priced home
may sell before an Open House is held.
Final Note: The
London and St. Thomas Real Estate Board recommends that all prospective
customers sign a guest register for your protection.
