Understanding Property Regulations…For
Your Best Interest

If you’re moving to a different city or town, or into a newly developed sub
division, checking out the community by-laws is essential.
There are by-laws that restrict many daily activities such as parking on
public streets and hanging laundry on clotheslines. And not adhering to
watering restrictions can be a costly mistake if you’re unaware of the
rules. A check of the community Web site can give you current information
to ensure you understand the by-laws.
But if you’re considering a move into a gated community or a condo complex,
there will be a unique set of rules, regulations, and by-laws imposed that
you should consider before putting in an offer to purchase. Depending on
the governing organization, they can be very strict or quite relaxed.
Sometimes, these groups can be overbearing but they do have the “good of
the neighbourhood” at heart.
Request a copy of the guidelines and decide in advance if you can fit in
with the limitations and structures imposed. Typically, items detailed
within the rules and regulations (and are not exclusive by any means)
include:

Fences (height and
positioning)

Noise
-
Exterior
presentation of the home – cleanliness and upkeep, paint colour of doors
and windows

Decks
-
Clotheslines
-
Restrictions of the
type of vehicles permitted

Parking
-
Watering allowances
and other lawn care items (e.g. pesticide use)

Tree removal or
planting
-
Pets
By-laws affect the way you live in your neighbourhood, there’s no
question. Some are enforced stronger than others and there is often one or
two being appealed and changed.
While some rules and regulations may initially seem to be overly strict,
they help to ensure safe and enjoyable communities. Know the rules up
front…it’s in your best interest.
