Using MLS® to Help Sell Your
Home
By Ann Smith
If you’re planning to buy or sell a home, you’ve probably
heard of the Multiple Listing Service® (MLS®) – an invaluable tool used
exclusively by Realtors. But you may not understand exactly how important
the MLS system is to you.
Across Canada, properties for sale are detailed in one
current database, so you can find what’s available in any given
location, size, and price range instantly. But it goes deeper…you can find
the specifics about zoning, renovations, room sizes, and even how often a
property has changed hands and at what cost. Basically, the MLS system
contains a detailed history of each property listed for sale.
Local real estate boards administer and update the MLS system,
which is licensed by the Canadian Real Estate Association to members
throughout Canada. There’s nothing else like it in any other industry.
You can find information about properties listed by all brokers and all
agents across the county…now that’s cooperation at its best.
By using MLS, you’ll save time – and lots of it. With a few
keystrokes, your real estate agent inputs your “wish list.” Then, a list
of suitable properties that meets the criteria is available. It doesn’t
matter who listed the property for sale or what company it was listed by –
the information is readily available to everyone. And best of all, it is
completely up to date.
Listing with MLS is especially advantageous when you consider
people living in other towns or provinces looking at your property
for sale. This could be the only means they have of finding your home.
So, the increased exposure of your home could result in finding a buyer
willing to purchase your home quickly, and for your asking price.
More than one million unique visitors search the site each
month at
www.mls.ca. But if you want to include your property for sale, you
must list with a professional Realtor.
